Business parks

West Sussex has a number of business parks supporting companies of all shapes and sizes, all with excellent transport links to major road and rail networks.  

  • 1. Manor Royal (Crawley)

    Manor Royal Business District is the biggest business park in the Gatwick Diamond area and one of the south east's premier mixed activity employment hubs.

    Situated on the Sussex and Surrey county borders, just two miles from London Gatwick Airport and a major motorway junction, it covers an area of 240 hectares and is home to approximately 500 businesses generating 30,000 jobs.  A destination for 18,000 people who commute to the area from outside the town, it is home to numerous blue chip, global companies such as Virgin Atlantic, CGG, Thales, Varian Medical Systems, Elekta, Vent-Axia, Doosan Babcock Energy and Grant Thornton.

  • 2. Victoria Business Park (Mid Sussex)

    Victoria Business Park is West Sussex’s second largest business park, covering 60 hectares and with direct link roads to the motorway A23/M23 network.  It is also close to Gatwick Airport, less than an hour from Heathrow and served by two railway stations, Burgess Hill and Wivelsfield, on the main London to Brighton line.

  • 3. Bolney Grange Business Park (Mid Sussex)

    Bolney Grange is a modern estate of B1 and B2 units set on a 16 hectare site in a sheltered rural area. The site is easily accessible situated adjacent to the A23 (Junction for Burgess Hill) which leads onto the A27 Coast Road providing easy access to Brighton (10 miles) to the south and the M23 to the north accessing Gatwick Airport (12 miles), Crawley (9 miles) and the M25 around London, It benefits from excellent parking and vehicle access arrangements.

  • 4. The Birches (Mid Sussex)

    The Birches is a modern industrial estate close to East Grinstead with excellent road connections to the A22, A23/M23 and is only 10 miles from Gatwick Airport and the M25 national road network.  It has around 400,000 sq.ft of business accommodation over 10 hectares.  The estate is home to Central Sussex College’s vocational centre working in partnership with the local secondary schools.

  • 5. Bridge Road Haywards Heath (Mid Sussex)

    A 6 hectare site lying in the centre of Haywards Heath with close links to the main London to Brighton railway line and the local road network via the A272, Bridge Road features numerous smaller B1 and B8 units with planned redevelopment to create units for start up businesses which will benefit from shared knowledge and the close location to local markets. It is also home to a new Serco refuse and recycling facility.

  • 6. Lancing Business Park (Adur)

    The Lancing Business Park is located on the western outskirts of Lancing and to the east of Worthing. It is served by the A259 coastal road and has excellent links to the main A27 road network.  It is a Business Improvement District (B.I.D) which aims to promote and connect the business park and provide a clean and safe environment.  It is home to 235 business employing an estimated 2,324 people.

  • 7. East Worthing Industrial Estate (Worthing)

    East Worthing Industrial Estate is the largest industrial area in Worthing providing close to 950,000 sq. ft in 105 units on 19 hectares of land. The estate is located adjacent to Broadwater Business Park. The Estate comprises units at Southdown View Road, Dominion Way East and West, Teville Industrials, Easting Close, Hazelwood Close, Hazelwood Trading Estate, Ham Bridge Trading Estate, Timber Laine Trading Estate, and Southdown View Works.  

    The Estate has very good access to the main A27, and there is a wide range of unit sizes and ages, providing space for small, medium and large occupiers.

  • 8. Terminus Road Industrial Estate (Chichester)

    Terminus Road Industrial Estate is just one of Chichester’s popular business locations with excellent access to the A27 and main line train station. Chichester offers a unique combination of an historic city set in glorious English countryside which is only minutes from the beautiful South Coast. The area is home to a wide variety of businesses and business sectors, and has developed a large stock of business premises suitable for business growth or relocation to the area.

  • 9. Shoreham Port (Adur)

    Shoreham is a thriving commercial Port on the South Coast of England, about five miles from the centre of Brighton accessed by the A259 along the seafront with good public transport connections.  It is close to mainline rail stations at Portslade, Southwick and Shoreham serving the Brighton to London and Brighton to Portsmouth line.

    Shoreham Port owns a considerable commercial portfolio in addition to its own operational land and buildings. It has a wide mix of property and tenants, with around seventy tenants on the estate altogether. These vary from small offices and light industrial units to large sites leased to major international firms. In terms of small business units there are three main locations within the port: Quayside House; Hove Enterprise Centre and Lady Bee Marina, providing accommodation for about 45 small businesses.

  • 10. Shoreham Airport (Adur)

    Brighton Shoreham Airport is located 5 miles west of Brighton with excellent roads links to the A27 and a local Shoreham by Sea railway station provides mainline access to Gatwick Airport and London. The Technology Park is home to Northbrook College's engineering department - a Centre of Vocational Excellence in Aerospace and Aviation. It is home to around 50 companies many of which are aerospace and aviation commercial businesses.

  • 11. Shripney Road (Arun)

    The Shripney Road area is home to the majority of the Business Parks in the Bognor Regis area.  Some 50 commercial businesses of different sizes are located on the various Parks.  These include Eaton Power Solutions, The URT Group, Wiley Publishers and Cameron.

    Whilst a significant number of large, international businesses are located in this area of Bognor Regis, there is also a sizeable population of smaller local businesses growing each year and making a valuable contribution to the local economy.

  • 12. Horsham Industrial Estates (Horsham)

    There are many established business parks, including in town locations throughout the Horsham District offering excellent access to key transport.  Horsham is less than 20 minutes from Gatwick Airport, has direct routes to London and the South Coast via M23, M25, and A24 and good access to the South Coast ferry ports.  Business can access over 80 rail connections to London Victoria daily with the fastest journey time around 50 minutes.

  • 13. Broadlands Business Campus (Horsham)

    The impressive Broadlands Business Campus is superbly located between Horsham and Crawley, in the heart of the Gatwick Diamond, providing quick and easy access to the M23 and Gatwick Airport.  Broadlands is set within 23 acres of landscaped semi-wooded parkland with a private driveway and stunning views of the Sussex countryside. The campus comprises two high quality office buildings, Holmwood and Ashurst, home to several major companies including Damovo, Cmed, Fender Musical Instruments and Rockwell Automation.  Major employer, Fisher Clinical is located adjacent to the Broadlands Campus.

    Holmwood has 8,902 to 19,338 sq ft available to let and Ashurst has 10,442 sq ft available and can split to provide smaller suites of 3,000 sq ft.

  • 14. Oakhurst Business Park (Horsham)

    Oakhurst Business Park is located on the outskirts of Horsham Town, just off the A24, with good access to the M25 and M23 in the North and the A27 to the South.

    Oakhurst has developed over the past 10 years to become an attractive high quality business park with the impressive RSPCA UK office headquarters building located at the entrance to the park. Oakhurst Business Park is home to many businesses of all types and sizes, with Nursing & Hygiene HQ, Neville & More, Volvo, McFarlane Packaging as well as smaller businesses providing IT services, catering, hi tech engineering, bespoke kitchens and office supplies etc.  Horsham District Council own and lease several units on the park as part of its business estates portfolio.
